  • Staging — We help you stage and prepare your property for the active market which will generate more showings and create a stronger marketing and negotiating position.
  • Pricing — We complete a comparative market analysis that will evaluate your property to similar homes in your surrounding area. This helps us set the best price for your home so it will sell within your time frame.
  • Showings — We personally show your home to qualified Buyers who are unaccompanied by a real estate agent. An appointment is made with you first; we open and prepare your home for showings, accompany the Buyers through the home highlighting its unique features and then secure the home and pets after the viewing.
  • Exclusive Viewing Service — We offer an exclusive service committed to showcasing qualified listings. We personally make the appointment, open and prepare your home for showings to potential Buyers or previews by real estate agents with potential Buyers, and secure your home and pets after the viewing.
  • Multiple Listing Service (MLS) — A service available only to Realtors® who are members of the ACTRIS and the local Board of Realtors®. We input multiple photos and specific information about your property. This service exposes your home to Realtors® in Travis, Williamson, Hays, Bastrop, Caldwell, and Burnet counties as well as on the internet through various home search websites connected to the Multiple Listing Service like AustinHomeSearch.com and Realtor.com.
  • AustinHome.com — This is our exclusive website that updates daily and provides detailed information about your property. Current research from NAR shows that over 70% of all buyers begin their home search online. Visit the Buy Section of our site to get a better idea of how your home or property will be presented. Our site receives global and local web exposure through links to AustinHomeSearch.com, Realtor.com, TourFactory.com, and DupontRegistry.com. It features high-functioning search tools, buying and selling articles and extensive information about our city and neighborhoods which draws in and retains buyers more frequently and for longer periods of time.
  • Virtual Tour — Virtual tours use large high quality panoramic photos to help potential buyers visualize themselves living in your home. Still photos are used to showcase those unique rooms and features that can't be captured with a panoramic photo. Listing data such as number of bedrooms, baths, and unique features are just a few of the many details included in the presentation. Listings with virtual tours get clicked more than listings without a virtual tour. More clicks mean more potential buyers for your home. We send a Weekly Sellers Report that graphically shows the virtual tour’s “hits” for each day of the week, referring websites and photo popularity rankings.
  • Weekly Agent Contact — You will be contacted at least once a week with updates on the marketing of your home, feedback from showings and to answer any questions you may have.
  • Counter Display — We display pertinent information, like a Seller’s Disclosure Notice, inside your home, which provides buyers with the facts they need to write an offer.

  • Full Color BrochuresFull Color Brochures — Available inside your property and in brochure boxes, our professional full color brochures display property photos, a detailed property and community description, the virtual tour web address and our contact information.
  • Brochure Box — We will place a sturdy water resistant brochure box on our FalveyKeenan yard sign and provide you with extra brochures to refill the box.
  • Key Box — We will place an infrared Keybox securely on your property which gives greater flexibility and control over access to property keys and showings of your home. We can track agent showings, inspections and more through the Keybox system.
